Interest

Fixed interest rate for the first 3, 5 or 10 years, and then floating based on Euribor 3M with an additional margin.
The interest rate depends on the commercial value of the property in relation to the loan amount.

  • The fixed interest rate* starts at 2.70%
  • Floating interest rate with margin starting from 1.40%
  • For properties that fall under energy class A&B, the margin is reduced by 0,15%

*The interest rate is subject to the levy of Law 128/75 (currently 0.12%)

Fees

  • Request assessment: Free of charge
  • Legal-technical audit: Free of charge for loan applications up to €300,000.

Repayment
In monthly installments that repay interest and principal automatically from you deposit account, while you have the option of:

  • Installment disbursements
  • A grace period of up to 24 months , provided there is a construction period

Interest rate discount

A discount is provided on the loan’s floating interest rates (margin reduction) depending on the energy class of the property at the time of purchase or after the completion of construction work.
For properties that fall under energy class A+ or A, B+ or B: margin discount of 0,15%
The discount is applied only during the period of the floating interest rate (margin reduction) and remains valid until the loan’s expiration.

Financing

Financing of up to 80% of the assessed value of the property that is pre-notated as collateral. Additionally, the loan amount depends on its purpose. If it is for the purchase of a home, it cannot exceed the price specified in the sale contract. If it is for the construction/ repair of a property the loan amount can cover up to 100% of the project budget.

For applications submitted from 16/09/2024 to 31/12/2024 and disbursed by 30/06/2025.
